What I want in 'my' Tiger Year


My 2010 resolution:

  1. Manage my life properly once I'm in Kota Kinabalu. Need a new circle of fcukable friends ...
  2. Increase my assets & reduce my liabilities
  3. Reunite with my long-lost friends: Exercise & Reading
  4. Gaming desktop (no AMD pls)
  5. Honda Civic
  6. Better networking & presentation skills
  7. Happier life ahead
  8. Lastly, to tolerate fools more gladly, provided this does not encourage them to take up more of my time.
To all my old & new friends out there, all the best in 2010 & may the Tiger be with you (which is me :P).

Its not just 'bout plain persistence but of how capable can one be at mitigating threats & planning things ahead of others. "Threat" in my context would be people who I'm uncomfortable with, work-wise & socially.

The Star of UAE

While all eyes are still focused on our celebrity US President-Barack Obama, a round applause should be given to His Highness General Sheikh Mohammed Bin Rashid Al Maktoum, the Crown Prince of Dubai, UAE.


As of what made the Dubai Ruler hero of the day in this tiny lil' blogspace here will be very much justified by his following achievements:
  1. He's the Ruler, Prime Minister, entrepreneur, & developer-king of Dubai UAE.
  2. He turned the Arab land into a world financial capital, comparable to London & New York City in terms of standard of living/networth.
  3. He broke taboos by criticizing who “sit around waiting, praising our glorious past and blaming others for our failures and problems.” - source
  4. His proven management strategies by electing the State's 4 top advisers (the so-called 4 horsemen) as leaders of the State's leading companies & forcing them to compete against each other, increasing the overall productivity in the State leading to the constrction of world tallest skyscraper.
  5. Forging diplomatic relationships with other renowned country leaders, along with official & unofficial visits to the respective countries.
  6. Developing Dubai's world-beating buildings where all other nations should be jealous of( Burj Al-Arab, Palm Islands, Ski Dubai, Burj Tower, Hydropolis), which I'm certain that China will come up with something to counter such sentiment.
  7. Lastly, he tweets!

And now, the unexpected big bad debt Dubai is facing due to '07 economy crisis will be yet another great challenge to test his capabilities. As of what he indicated to the press "By that standard, the State's prosperity & extraordinary record of peace and stability are far more important than a few billion dollars of bad debt".

Malaysia Boleh — can we achieve the 2020 Vision in just another 11 years' grace period? That's something I'll like to see in the future.

A foreseeable risk for fresh grads

As the world economy is slowly on the recovery track from the '07-'09 financial crisis owing mainly to US sub-prime mortgage crisis, there's this rush of fresh graduates purchasing properties right after few months joining the workforce in Msia. Such temptation of owning a property is further enhanced by those fancy2 fresh graduate housing loan schemes offered by our local banks. These HL schemes are so flexible that one can easily get a loan with minimal requirements.


Its may be quite a favorable situation for grads who are really in need of a house, but do bear in mind that our still-healthy economy is currently maintained mainly by the people's positive sentiments. There's no solid forecast of how long can the our property bubble lasts b4 it bursts, esp with the Dubai debt crisis on its way. Not to mention that the nation's property market is nearing its peak due to the fact that most Asians assume buying properties will be the best investment all way round. There are many other factors to consider other than just looking at the best interest rates a bank can offer nowadays. Take note that our current Base Lending Rate, 5.55% is actually at one of its lowest point compared to years before, so there's no promise of how long can it be maintained for the coming years ... esp with current economy condition.

Important factors to take note when u're seriously considering of getting a property:
  1. accessibility - is the property easily accessible via highways/public transportation? how far is the place from schools, shops, & other basic facilities?
  2. property type - freehold/leasehold? commonly speaking a landed freehold property is always the best choice, yet nowadays people opt for service residence (condos etc) due to the high market value of landed prop.
  3. financial stability - its much better to check if u're can afford the 10% down-payment & +-5% legal fees as most banks nowadays dont cover full loan amount.
  4. Project developer - for uncompleted properties, its good to get vital info on the related developer to ensure that ur property will be duly completed. Its wise to go for renowned developers e.g. Sime Darby, IJM, Malton, UMLand, etc ... instead of some newly established co.
  5. Pricing - always try to get the best from real-estate agents. Nvr trust 1, manipulate as many as u can. it will be better if u check on the market value of the property from valuers e.g. Regroup, KGV, Raine Horne etc b4 purchasing one. Certain residential areas are really a good catch esp those in Mont Kiara, Kenny Heights, Kinrara, & Damasara. But these areas are usually out of fresh grads' reach as they cant really afford the repayment.
  6. Think - dont buy if u dont need to. always take ur steps carefully as 1 bad investment will do some great damage to ur financial standing.

The spamming of notifications in fb is getting way out of hand man... Literally I'm like having 20+ notifications per day and I dont know hw to control them.

Opened the settings page, off everything, and these notifications keep popping up. Darn! Especially the Speedate shit which I never even heard of. Speedate is like a uber mailbox spammer you cant get rid of... I marked them as spams but again they go straight into the inbox. This is so ftw.

Quick update

MIA for few days d !!! yeah ...

Feel so wuliao suddenly, decided to blog.

Was kinda busy lately ... mostly bcoz of CNY and the long-awaited structured interview. Gosh ... it was on the 5th day of CNY, so I wasnt really prepared. Well, mentally. My interview was scheduled at 12pm but delayed to 4.30pm. Its kinda crappy but glad it ended up well. Had some expectations on it tho. Hopefully I wont be disappointed haha ...

I was in Kl for bout 2days only coz my dad wanted to go home. KL life is surely a no-no for him I guessed. Well, my uncle helped me quite alot & I'm grateful for that ... esp the seasfood he treated us in Lucky Restaurant somewhere near Taman SEA. Trust me, the delicacies there is really nice. Blurrp ~

Did ntg much during the lunar new year except meeting up with relatives. Lots of my cousins have changed. Some bcame lengluis, some lengchais, some still as boring as ever ... and some grew fat(me) hahaha =P Haiz ate too much junk food liao ... need to stop T_T

Newayz, dont forget to catch those new films on screen this CNY, most are blockbusters movie. So far I've watched Underworld 3, Red Cliff 2, and Hana Yori Dango Final (i like this film~ the girl so comel la). All of them are commendable imo.

The not so lenglui punye Lin zilin (Red Cliff 2) but who cares, as long as Tony leung suke in the movie. Lolz.

*p/s: really wuliao lately ... ntg much to do. A very long rest maybe? I juz realized there's donkeys doing dumb stuffs but I plan to juz ignore it. hahaha

A funny thought on y some ppl work like mad to earn lots of money:

Okay, I admit that I dont really like JayChou, no particular reason ... just dont like.
Stil, LeeHom's works are much more original & sentimental if you make a comparison with others.
After a year long ... finally, he releases his new album - Heartbeat (心跳).

Tho I could have done without some of these tracks, there are a lot of winners on this album, esp 心跳 ( love ballad r&b) and Everything ( I was immediately drawn to this song when I listened to it in Youtube). 想给你Everything,不管用多少个明天 永远从此刻开始算起;你的爱是我的Everything~

I've got a feeling that Mr.Fever is gonna visit me soon & i'm kinda cranky ... even lately, I get tired easily.

Its not that I'm deprived of sleep (basically I sleep >10hrs a day), mebe coz I'm still one of those in the Petronas interview waiting list? Nah ...

Hopefully I'll get a call next week tho ... so that I dont have to travel up KL twice. Petrol price is low now, still its a pain for the unemployed (like me).

Hols such a bore & I'm doing things aimlessly, with neither a motive nor motivation. In fact, most of the time I'll be clicking this site ... at least it helps to exercise my rusty brain. Still, I'm looking forward to better moments after CNY. Year of the Ox, bad for Tigers ... how true will it be? plainly superstitious perhaps? Oh dear 2009, all I want is to craft out my career path. There's been so many things in mind ... no one knows & I dont really feel like telling anyone either.

Yea ... I know myself best. All that I am, and what I really want in life.

Things are certainly better when I keep to myself.

*p/s: Things are getting really hot in Gaza. If you want me to side one of them, I'll rather not. Bcoz both sides nvr learn. As the saying goes: "war doesnt determine who's right or wrong, just who's left." A country, be it Islamic or Jewish, if the respective leader doesnt prioritize citizens' safety & welfare, he/she fails in every aspect of governing. WFP calls for a temporary ceasefire, in order to get their food aid into Gaza, yet being ignored totally by both sides. Is this the way humanity has evolved so far? ... after years of civilization? Lets just see the kind of leadership Barrack Obama can render to a world that is in such bad shape economically and politically. European community has officially announced its in recession, only America is saying she is not there yet (pretty much a classic ostrich mentality).

Speaking of social security, right now I'm having lil' of it. Things still get out of hand at times ... even when much confidence is put into them. A simple 'sigh' expresses the situation. Anyhow, I'm delighted for performing well in last semester's studies. I'm happy for myself being able to score well relying on my own capabilities. Still, I'm thankful for all the assistance received from lecturers and my dear friends in my 5 years of campus life. I've learned alot, and i'll continue to learn to be a better self.

Moving Rubbers
